When you decide to sell your home, there are some important processes to be mindful.  The first step is to decide what the value of your home is in relation to homes that have sold in your area.  This is a Home Evaluation or Comparative Market Analysis. 

Once you have determined your homes value, it would be a good idea to have your home inspected.  Getting a good handle on any fixes that will come up later in the sale process is a deal maker. 

Do minor repairs and paint areas that may not look so great.  Keep up the yard, mow, remove snow etc.  Curb appeal is the term used in the industry.  The first look may make the difference. 

Finally, keep up on the market statistics; see what is and what is not selling.
